The Fire Door Maintenance Process
To ensure consistent performance from fire doors, it is important to book in for fire door maintenance at recommended intervals. When you manage properties, you will have an obligation under the Regulatory Reform (Fire Safety) Order 2005 to keep all fire doors operational.

Ratings
The responsible person checks for a label, or a coloured plug, and this tells them the product’s fire rating. An uncertified door may not have the specification needed to protect people and property.
Gaps and Seals
Using gauges, we check that the gaps between fire doors and frames are between 2mm and 4mm. Any bigger, and fire and smoke could find their way beyond the door, into the next room, to pose a danger.
Hinges
As part of a fire door maintenance check, our personnel ensure that doors have at least three hinges fitted, with the screws in place, and that there is a CE mark that reflects the rating of the door.
Closers
Our fire door specialists also inspect the closers to make sure they shut, and latch the door closed, from any open position. This is a check that also includes a full inspection of the intumescent seals.
Markings
All fire doors should have the correct signage fitted, but this will differ based on the type of installation. We will ensure the correct signage is firmly fixed and displayed on both sides of your doors.
Retainers
If a retainer is fitted to a set of fire doors, this also undergoes inspection to confirm the doors close in the event of a fire alarm sounding. We will also ensure the retainers have the right signage.
